Downspout routing
Extensions and buried lines that carry roof water away from the foundation instead of dumping it at the corner.

Reshaping the ground so water moves across the yard instead of sitting in it.

Drains in low spots that connect to a pipe carrying water away.

French drain
Perforated pipe in a gravel trench with fabric, for water that persists below the surface. Used where the path calls for it, not by default.

An outlet placed where the water can drain without causing a new problem.

Restoration of disturbed ground
Trench backfill, grade correction, and sod or seed over the work so the yard is a yard again, not a scar.

You see the drain, pipe route, outlet, lawn repair and anything not included before work starts.

Install
We dig, install the pipe, gravel and fabric, add drains at low spots, connect downspouts and fix the slope as planned.
After
Restore and check
Backfill, grade, sod or seed over the work. Then watch it through the next real rain.

Why there is no price on this page.
A French drain for thirty feet of side yard and a full-property regrade with three basins are not the same job, and quoting either without seeing the water path would be guessing with your money. LMB quotes after the walkthrough, itemized, so you can see what each part of the system costs and drop what you do not need.
What sets the number
- Run lengthHow far the water has to travel from where it collects to where it can leave.
- Where water can drainA nearby safe outlet is simpler than a long buried pipe.
- Soil and accessRed clay, roots, fences and tight side yards change how the trench gets dug.
- Lawn repairSeed over the trench or new sod across the whole area.
- Other workGrading, sod or a retaining wall done during the same project.

Most drainage calls LMB gets are the second attempt.
- Buy a kit and dig it yourselfThe pipe is the easy part. The grade, the fabric, the discharge point and the depth are where kits fail, usually in the first wet winter.
- Just put down new sodSod over a low spot that holds water dies over the same low spot. It is the most common repeat job in the county.
- Add a downspout extension and waitSometimes enough. Often the roof is only one of three sources, and the other two are still filling the yard.
- Take a quote from a photoNobody can see where water collects from a picture taken on a dry Tuesday. A walkthrough after rain is not a sales step, it is the diagnosis.
- Do nothingWater near a foundation does not get cheaper to deal with. Neither does a slope that has started to move.
